You need a building permit to construct, enlarge, alter, repair, move, remove, or demolish any building or any part of a structure, and if the work entails, changes to the occupancy.

An official permit card is issued by the Town of Pembroke Park Building Department. The permit card and attached documents shall be available and accessible (outside of the property) to the inspector during all inspections. You can review permits issued on your property from 1988 to the present by logging onto the Town of Pembroke Park's Online Permitting Software.

The Code allows a period of 15 working days to provide a written answer by either approving or denying an application. This period does not include review time for Planning and Zoning, Engineering, and Fire Departments.

A Certificate of Use is an official document issued by the Town that grants permission for a specific business or property to operate in a particular location and for a specific use. It confirms that the business or property complies with local zoning, building, and safety codes.

Any person doing business within the Town of Pembroke Park, even a one-person company or home-based business owner, needs a Certificate of use. You also need a Certificate of Use for each location you are operating a business from, and one for each category of business you are conducting.

Yes. Applicants should first obtain a Certificate of Use from the Town of Pembroke Park prior to obtaining a Broward County Tax Receipt.

It is important to check to see if the location you choose allows for the type of business you want to do. Also, if your location has been unoccupied for 30 days, business use has changed, or you just want to verify proper zoning, contact the Town’s Planner before signing a lease or purchasing property.

All commercial businesses must be inspected to confirm that they meet safety requirements. The business is responsible for making sure that these inspections are completed. Also, all new signs, exterior painting, or any other modification that may be planned may require approval by the Town; contact the Building Department at 954-966-4600 for more information.

The Business License begins from October 1st through September 30th. All business licenses expire September 30th. Renewal must be completed prior to the expiration of the license.

Invoices are mailed on July 1st and are due no later than September 30th to avoid penalties of up to 25%. Failure to receive an invoice is not an excuse for nonpayment.

Yes. Certificate of Use may be transferred in two ways:
- To a new owner
- To a new location within the Town

If you have a corporation, a copy of your certificate of incorporation or a printed copy from the Florida State Division of Corporations website is required. If you are using a fictitious name, a copy of your fictitious name registration with the Florida Department of State is required. If you hold a State or County license of any type, a copy is required.
